It depends far more on what is on the ground than on the acreage. Light brush and small saplings might run $1,500–$3,000 per acre. Mature hardwood with large stumps on steep ground can run $6,000–$12,000 per acre or more. Slope, access, rock, disposal method, and whether stumps must come out all move the number significantly. We quote per site after walking it, not per acre off a map.

A residential home site typically runs 3–7 days. A one to three acre commercial pad with drainage generally runs 2–4 weeks. Weather is the dominant variable in West Virginia — saturated clay simply cannot be compacted to spec, and pushing through wet conditions produces subgrade that fails testing and has to be redone.

Straightforward ground with good drainage typically runs $25–$60 per linear foot for a single-lane road built properly. Steep grades, rock excavation, multiple culvert crossings, or extensive fill can push it well past $100 per foot. The earthwork and drainage, not the gravel, drive the number.

Look for arc-shaped cracks near the top of the slope, ground bulging at the base, trees or fence posts leaning downhill, and pavement or structures cracking in a consistent direction. Persistent wet spots or seeps are a strong indicator. If any of these are present and getting worse season over season, the slope is moving.

Late summer to early autumn — roughly mid-August through September — is the strongest window. Cool-season grasses establish in warm soil with autumn moisture and face far less weed competition than a spring seeding. Early spring is the second-best option. Mid-summer seeding usually disappoints.

Light brush and saplings typically run $1,200–$2,500 per acre. Dense growth with stems up to eight inches runs $2,500–$5,000. Price tracks stem density and slope far more than raw acreage — an acre of heavy, steep growth can take four times as long as an acre of light, flat brush.
